4 Star holiday cottages situated in a tranquil setting on the edge of the Trough of Bowland in the stunning Forest of Bowland, an Area of Outstanding Natural Beauty.

Rooten Brook Farm has three newly converted barns located within great walking territory and all with spectacular views of the Cumbrian Fells and Morecambe Bay. Just a short drive away is the historic town of Lancaster where you will find numerous pubs, restaurants and leisure facilities including golf courses, the historic Williamsons Park which has the beautiful Ashton Memorial and the Butterfly House and the Castle in Lancaster where the Pendle witches were brought for trial. Situated 10 minutes away from Lancaster University.

The accommodation is tastefully furnished with underfloor heating, low energy lighting, either double or twin bedded rooms on a mezzanine level with a down stairs shower room with thermostatic power shower. Lounge/ kitchen diner: TV with freeview and built in DVD player. Outside there is a patio area with picnic benches where you can enjoy the stunning panoramic views looking out over Morcambe Bay, the Fylde coast and the Lake District fells. Kitchen diner: cooker, microwave, fridge, table and chairs. There is an outside washroom with washing machine, shared fridge freezer and a bicycle store where wet walking clothes can be hung to dry.

Amenities: there is ample car parking. bed linen, towels, heating, iron, ironing board, clothes airer and hair drier plus superfast broadband all of which is included. Travel cot and high chair is available on request. All cottages also have a sofa bed.

Dogs are accepted in two of the cottages. The first dog is free but there is a supplement of £10 per dog for any extra.

Road Directions

Set on the western edge of the Pennine hills overlooking the beautiful landscape of Morecambe Bay and the Fylde coast. Ideally situated for almost any interest, if walking in the countryside is what you are after we are 15 minutes from the scenic Trough of Bowland, 40 minutes from the Yorkshire Dales of Ingleton, 1 hour from southern edge of the Lake District and 1 hour from the market town of Skipton in Yorkshire. If you like historic towns we are 10 minutes from Lancaster with the Castle, Judges Lodgings and Priory, if a more lively town or City is your thing we are 40 minutes from Preston, and approximately 1 hour from both Manchester and Liverpool. We are situated within 15 minutes of both junction 33 and 34 of the M6 so have very easy access from the north and the south.

From the South: Leave the M6 at junction 33, at the roundabout take the first left, after 30 yards turn left onto Hampson Lane for approximately 0.5 miles, turn left at the crossroads onto Bay Horse Road, after 3.5 miles turn right at the crossroads, after 200 yards turn left then go over 1 cattle grid, where the road forks keep to your left and go over another cattle grid and past 2 houses and over another cattle grid, follow the road up and the car park is immediately through the gate on the right. 

From the North: Leave the M6 junction 34, turn right at the end of the slip road, signed for Caton, after 2.2 miles turn right sign post Quernmore, after 2.3 miles fork left onto Postern Gate Road, after 2.1 miles turn left at the crossroads then go over 1 cattle grid, where the road forks keep to your left over another cattle grid, past 2 houses, and over another cattle grid. Follow the road up and the car park is immediately through the gate on the right.
